My Dog Tess - $500 MLS Service

My Dog Tess will charge you a flat fee of $500 to list your property in the Multiple Listing Service.

You retain the right to market and sell your home yourself and thus pay no commission if you sell your home without the involvement of a Realtor.

In addition to the flat fee, you must offer a commission to the Realtor that brings you a buyer. The commission is paid after a successful closing. The typical commission rate that is offered industry wide is 2.4% - 3.0% of the final sales price, but the final commission is up to you.

MLS Marketing - Your home listed in the Multiple Listing Service accessed by every Realtor in the area... get it listed and let them market it for you! In addition, your listing will appear in the My Dog Tess Listing Service - the MDTLS.
Internet Marketing - Your home listed on Realtor.com, Google Base, AOL Real Estate, Trulia, Zillow, Yahoo.com, CyberHomes, Myrealty.com, Homegain.com, and numerous others in addition to all the local real estate company websites and the My Dog Tess website. Let the web work for you by having your home and up to 6 photos of your home available to every buyer in the country.
Appointment Services - A lock box and access to our appointment center so Realtors can easily and securely schedule times to show your home that are convenient for you.

How the process works:

Contact one of our agents or click the "List Your Home Now" button on the navigation bar to enter your home in the MLS from the comfort of your own home. You maintain the ability to update and change your MLS listing.
Your home will be listed in the local Multiple Listing Service (MLS) and internet sites listed above.
You must offer a commission to Realtors representing buyers. The commission is paid after a successful closing and funding. The typical commission rate that is offered industry wide is 2.4% - 3.0%. If you sell the home to a buyer you have found on your own, no commission is due.
Buyers agents will contact My Dog Tess and we will schedule showings of your home based on instructions that you provide us. You do not need to be present for Realtors to show your home.
You are responsible for all other marketing activities and showings to buyers not represented by Realtors.
All offers by agents will be presented directly to you. You are responsible for negotiating and reviewing your own contracts, arranging inspections, providing information to closing attorneys, and handling all aspects of the transaction.
After the transaction has closed, please have the closing attorney send My Dog Tess a copy of the contract and settlement documents so we can submit your home as sold in MLS and have a copy for our files.
